What is an EICR?


An EICR (Electrical Installation Condition Report), also known as Landlord Certificate, is a vital assessment of the condition and safety of the electrical installation and helps prevent further damage, injury and even house fires.


It is important that they are carried our on a regular basis for both homeowners and landlords alike. Many installations will fall foul of the most basic requirements for safety.


What is checked on an EICR?

An EICR consists of a thorough examination both visually and what you cant normally see. There is an inspection stage (visual), and testing stage to the report.

In an EICR we conduct checks on the following

  • The condition of sockets, switches, light fittings etc,
  • Visually inspect behind sockets, switches, light fittings etc,
  • The condition of the fuse board / consumer unit
  • Any earthing to pipework e.g, water, gas, oil, steelwork
  • Check the overall health of the circuits and installation



How do you do this?

We use specialist testing equipment which allow us to test for things that might not normally be seen


Can they 'Pass or Fail'?

After an EICR has been carried out, an outcome can be determined. The installation may be deemed as either 'Satisfactory' or 'Unsatisfactory'.


What happens if my property fails?

If your property fails the EICR, then unfortunately it can not be considered as currently safe for use. There will then be at least one are where improvement is required to bring the installation to a standard which is considered safe. An estimate will then be provided for remedial works to rectify any issues identified.


Do I get any paperwork?

After the EICR has been conducted you will receive a 6+ page document showing many details about the installation. If the property fails the inspection, then you would normally receive an estimate to get the property up to a safe standard.
